Perched along Maine’s picturesque mid-coast, this custom residence and guest house were thoughtfully designed to embrace the surrounding landscape while meeting the unique challenges of building within a coastal floodplain. Both structures are supported on reinforced concrete piers, elevating them above the flood zone and ensuring long-term resilience against coastal conditions. Extensive preconstruction planning and engineering were essential to the project’s success. Months of collaboration between Warren Construction Group, the design team, and Bensonwood ensured that the elevated foundation system and structural deck were precisely engineered to support the prefabricated building components before construction began.

The home itself is a highly customized panelized structure manufactured by Bensonwood in New Hampshire. Once delivered to the site, each panel was carefully lifted into place by crane. The property’s narrow access road, limited staging area, and challenging coastal location required meticulous coordination and flawless execution. Thanks to careful planning and the expertise of the entire project team, both the main house and guest house were erected and weather-tight in less than three weeks.

Following the shell installation, Warren Construction Group completed the exterior envelope and all interior finish work. Inside, the home showcases premium craftsmanship throughout, including 8-inch European white oak flooring, a combination of painted drywall and nickel-gap wood paneling on the walls and ceilings, custom cabinetry, and built-in furniture handcrafted by Warren Construction Group’s in-house millwork shop.

Outdoor living was designed to be just as impressive as the interior. Expansive Ipe hardwood decking with stainless steel cable railings captures panoramic coastal views, while the distinctive charred wood siding from Cinder Wood provides a striking modern aesthetic inspired by the traditional Japanese technique of Shou Sugi Ban. The space beneath the elevated home was transformed into a functional outdoor living area featuring additional decking, enclosed storage, a screened porch, and a hot tub, creating a sheltered retreat that maximizes the property’s unique waterfront setting. Completing the project, the guest house features a rooftop living roof that enhances sustainability while blending seamlessly into the surrounding coastal environment.

This project demonstrates Warren Construction Group’s expertise in complex coastal construction, prefabricated and panelized building systems, custom millwork, and high-performance residential construction. Through careful planning, precision craftsmanship, and close collaboration, the team delivered a distinctive waterfront home built to perform for generations.
