Transforming Warehouse Space into a Cutting-Edge Research Facility
What started as an empty warehouse was transformed into a state-of-the-art research environment through a complete tenant fit-out. Two modular laboratory spaces on the ground floor take up what was once open space, each engineered to maintain precise environmental conditions to support specialized research requirements.
By utilizing modular lab kits in place of traditional stick-built construction, we delivered a cost-effective solution without sacrificing performance or flexibility—an advantage identified early in the budgeting and estimating phase.
To further enhance functionality and maximize the available footprint, a mezzanine level was added, featuring modern office space overlooking the laboratories below. As the project progressed, efficiencies and cost savings within the original budget allowed the scope to expand, delivering even greater value to the client. A welcoming café was incorporated, creating a central hub for collaboration, team gatherings, and relaxation.
The result is a dynamic facility that seamlessly integrates advanced research capabilities with employee-focused amenities—an inspiring, future-ready workplace designed to support both current operations and long-term growth.
