This was a deep energy retrofit and renovation of a 100-year-old home on Orr's Island in Harpswell. Working with the architect, Kaplan Thompson, Warren Construction Group created an open floor plan by removing walls and installing new beams and supports to carry the loads. A new kitchen acts as the center piece of the main living area with expansive views out the windows to the bay beyond. The old screen porch was winterized and integrated into the open floor plan, including large windows that allow for ventilation in summer and views out over the water. A new patio and deck entice the owners to enjoy the ocean views on warm summer evenings. On the second floor, a new dormer reconfigured the space to allow more room and a master suite.
The updated exterior boasts exterior polyiso insulation, new shingle siding, trim, decking and windows. This tight envelope coupled with a new ventilation system contributes to the energy efficiency of this old house made new again.
